Sub-Area Planning: Northwest Arvada

What is a sub-area plan?

A sub-area plan is a type of long range planning for a limited geographic area within the City. The City is developing specific area plans for many of the corridors and areas zoned for mixed-use development as part of the Land Development Code(External link) adopted by the City Council in May of 2020. 

Where is the Northwest sub-area?

The Northwest Sub-Area generally defined as the area east of State Highway 93 to Gladiola Street, including the Indiana Street corridor, and between the railroad tracks on the south and the City boundary on the north.

The Study area for the Northwest Arvada Sub-Area Plan will be developed in two phases.

Phase 1 Area: The primary focus and study area of the project, Phase 1, is located along the Indiana Street corridor from the railroad tracks to the south continuing north to W. 96th Avenue.

Phase 2 Area: The Phase 2 area of the project is located along Highway 72 from Highway 93 to the west side of Welton Reservoir. The project will include land use component for the Phase 2 area and other elements such as design, connectivity, and transportation, to be determined at a later date.

As the Sub-Area Planning team designed the draft framework and recommendations for the Northwest Arvada Sub-Area Plan, they conducted community engagement and incorporated public feedback to develop the framework. Using the draft framework and informed by community feedback, the Sub-Area Planning team created the draft Northwest Arvada Sub-Area plan(External link) and shared it with the community for final comments. The comment period is now closed and the team is reviewing your feedback. Thank you for sharing your input with us! The final draft document will be presented to the Planning Commission and City Council early this year.
